PLANNED DEVELOPMENT

In December 2021, Osceola County Commissioners voted to create a new Sunbridge land use category swapping out the Mixed-Use zoning for Planned Development (PD) zoning. PD zoning allows for larger home lots and more flexibility with the staging/phasing requirements, among a few other adjustments.

We believe these adjustments are necessary in order to allow for enhanced and additional infrastructure that will protect future commercial opportunities and bolster employment to the region.

BASECAMP

Basecamp offers an early glimpse of life at Sunbridge. A combination of a camp-inspired information center and activity hub designed to give visitors an immersive experience, indoors and out, Basecamp is a place open to the public to hike, bike, hang out, gather for events and experience the natural beauty and community spirit of Sunbridge. Basecamp also features a trailhead that connects to a regional trail network and large stretches of nature.

Basecamp is open Monday to Friday from 9:30 a.m. - 5:30 p.m. and Saturday to Sunday from 10:00 a.m. - 5:00 p.m. and is located at 6197 Cyrils Drive, St. Cloud, FL 34771.

RESIDENTIAL

WESLYN PARK

Located along Cyrils Drive is the newest Sunbridge neighborhood, Weslyn Park.

Weslyn Park features a range of home types and lot sizes, from townhomes to 60-foot single-family lots, designed to enable the Sunbridge lifestyle – creating connections with nature and with fellow neighbors. Weslyn Park homes feature a beautiful, varied street scene, with covered outdoor spaces and a spectrum of styles ranging from more traditional to more contemporary. The neighborhood will feature more than 60 acres of open space, playgrounds, sport courts as well as ponds and untouched nature areas. The first part of the Sunbridge trail network, with paved and unpaved pathways, will connect homes to community amenities and big Florida nature.

The initial homes in Sunbridge’s Weslyn Park neighborhood will be designed and built by Ashton Woods, David Weekley Homes, Craft Homes, Pulte Homes and Toll Brothers.

DEL WEBB SUNBRIDGE

In 2017, Tavistock Development Company announced Sunbridge’s first neighborhood – Del Webb Sunbridge. The 700-acre community is located near Narcoossee Road in northern Osceola County and welcomed its first residents in summer 2020. Del Webb Sunbridge offers a range of flexible, easy living single-family homes and villas starting from the upper $300s.

WHAT’S NEXT

MIXED-USE DISTRICT

The centerpiece of our first neighborhoods. In Sunbridge, water will be more than a pond next to a park. It will be a big part of everyday life. Our mixed-use district will offer a waterfront experience on a manmade lake where visitors can boat, dine, work, and attend events. Hotels will add to the mix of visitors and is planned to redefine the word “amenity.” The area also includes a unique chain of natural lakes connected by a miles-long canal. Kayakers and stand-up paddle boarders welcome.

SCHOOLS

In Sunbridge, the land and the plan create an opportunity to take a fresh approach to education. We’re working hand-in-hand with Osceola County Public Schools and looking to partner with private schools to develop innovative programs that respond to the needs of students today.

Sunbridge’s first K-8 school broke ground in early 2023 and is scheduled to open in 2024.

INFRASTRUCTURE AND TRANSPORTATION

As long-term developers for Sunbridge, we want to ensure the community’s infrastructure is set up thoughtfully and efficiently to ensure we can serve residents and visitors for generations to come. Current infrastructure projects include:

CYRILS DRIVE

To help support access to Sunbridge on the west side of the property, Tavistock Development Company continues to expand Cyrils Drive east past Absher Road with plans to widen the road to four lanes from Narcoossee Road. We also recently improved the intersection with Cyrils Drive and Narcoossee Road with a new signal.

SUNBRIDGE PARKWAY 

The Sunbridge Parkway exit on SR 528 opened in October 2017. Eventually, Sunbridge Parkway will run south approximately 8 miles into Osceola County and connect with Cyrils Drive creating easy access to Sunbridge for all Central Floridians. A key element of the new north-south arterial roadway is that it will provide a new regional mobility corridor between Orange and Osceola County.

OSCEOLA PARKWAY EXTENSION

Planned since 2005, the Osceola Parkway Extension has been identified as a need in several local, long-range plans and master plans to help connect residents and visitors in the region and reduce congestion. This future connection is included in The Central Florida Expressway Authority’s (CFX) regional plan and was part of the Osceola County Expressway (OCX) Master Plan prior to the merger of the organization into CFX.

In 2019, the CFX board voted to approve the Split Oak Minimization Alternate Route and the Lake Nona Alternative Route. Additionally, the board of county commissioners for both Osceola and Orange Counties have voted to support the CFX decision. In 2022, the Florida Communities Trust (FCT) approved the application from Osceola and Orange County.

This is a rare opportunity to develop an essential regional roadway prior to development, while enhancing and protecting our natural environment and animal species.

The approved Split Oak Minimization Alignment (see map below) provides a once-in-a-lifetime opportunity to designate significant and additional lands for preservation in perpetuity. It will create an expansion of conservation areas that is 25 times greater than the acreage that the Parkway would take away from Split Oak. This means more land will be preserved and protected for future generations.

Proposed Conservation Lands Agreement

The proposed Conservation Lands Agreement contemplates that Tavistock and Land Reserve, Inc will donate and convey 1,550 acres of land to CFX (or another agency designated by state or local officials) to put into conservation on behalf of the public to offset potential impacts of the Split Oak Minimization Alignment on Split Oak property. 

The conveyance of the conservation lands will be restricted for use as conservation lands only. Additionally, SLR and Tavistock do not maintain future mitigation rights on the conservation lands. 

The SLR and Tavistock land donation is contingent upon the Osceola Parkway Extension moving into production with the Split Oak Minimization Alignment that has approximately 60 acres of direct impacts and 100 acres of indirect impacts to Split Oak.
